Reflecting the substantial increase in building alterations and refurbishment activity in the UK in recent years, this comprehensive price book provides more than 15,000 rates with build-ups for labour, plant and material costs. Rates are totalled to show a competitive and realistic total unit price, requiring only provision for profit and overheads to be added.

The data contained in this price book is intended for use on projects consisting entirely or substantially of alterations and improvements to existing buildings, from simply taking out a door and blocking up the opening, to comprehensive projects up to £275,000 in value.

This edition includes fully reviewed and updated costs to reflect the realistic and competitive pricing levels predominant in this part of the construction industry.

What’s new in the 2024 edition:

Among 86 new rates and 144 resources, updates for the latest publication include:

  • Closed panel (Structural Insulated Panels) and open panel timber frame works in Approximate Estimate Rates for external walls.
  • New PVC-coated steel security grilles with PPC steel rails and associated fittings in Metalwork.
  • Vapour barriers and breathing membranes to external timber walls, PIR insulation fitted between joists / rafters / vertical studs and Structural OSB3 boards to external timber walls, all in Woodwork sundries.
  • Updated items in open type fencing, with full build-ups for chain link fencing, including anti-intruder fencing, post and wire fencing, chestnut pale fencing, wooden palisade fencing, wooden post and rail fencing. Similarly, newly updated full build-ups in close type fencing with close boarded fencing and woven wood fencing, and on fencing repairs.
  • In Gates, updated treated timber field gates, steel field gates, close boarded gates, palisade gates, and galvanised steel tubing gates, with build-ups for labour, plant and material costs.
  • I joists and posi or standard open metal web joists for use in domestic, commercial and flat roof settings in Woodwork boarding and flooring.
  • In Metalwork, individual and composite grade A, W40, PPC double-glazed steel windows.
  • Full build-ups in Asphalt Work for previously Specialist items in pavings and sub-floors, roofing, damp proofing and tanking.

Material supply costs and plant hire charges reflect national averages and are current at 2Q2023. The labour rates incorporate the latest wage agreements from BATJIC, JIB-PMES and the Electrotechnical JIB.

In order to reflect the more costly nature of alterations and refurbishment work, a plus rate has been incorporated into the hourly cost calculations.
