This comprehensive price book contains both major and minor works datasets, each with more than 26,600 rates and more than 9,700 resources.

With building costs varying greatly between the trades, this guide is essential for businesses working in construction today. The major works dataset is intended to guide pricing for projects up to £3.85 million, while the minor works dataset is based on projects valued up to £1.125 million.

Each trade section includes unit rates with build-ups for average labour, plant and material costs. Rates can be further refined using location factors within the UK.

What’s new in the 2024 edition:

Among 138 new rates and 144 new resources in each dataset, the latest publication includes:

  • Closed panel (Structural Insulated Panels) and open panel timber frame works in Approximate Estimate Rates for external walls.
  • New PVC-coated steel security grilles with PPC steel rails and associated fittings in Metalwork.
  • Vapour barriers and breathing membranes to external timber walls, PIR insulation fitted between joists / rafters / vertical studs and Structural OSB3 boards to external timber walls, all in Woodwork sundries.
  • Updated items in open type fencing, with full build-ups for chain link fencing, including anti-intruder fencing, post and wire fencing, chestnut pale fencing, wooden palisade fencing, wooden post and rail fencing. Similarly, newly updated full build-ups in close type fencing with close boarded fencing and woven wood fencing.
  • In Gates, updated treated timber field gates, steel field gates, close boarded gates, palisade gates, and galvanised steel tubing gates, with build-ups for labour, plant and material costs.
  • I joists and posi or standard open metal web joists for use in domestic, commercial and flat roof settings in Woodwork composite items.
  • In Metalwork, individual and composite grade A, W40, PPC double-glazed steel windows.
  • Full build-ups in Asphalt Work for previously specialist items in pavings and sub-floors, roofing, damp proofing and tanking.

Labour rates in the major works dataset incorporate the latest wage agreements from the CIJC, JIB-PMES and the Electrotechnical JIB. In minor works, the latest agreements from BATJIC, JIB-PMES and the Electrotechnical JIB are used.

Material supply prices and plant hire charges are current at 2Q2023.
