Prices for social housing projects in Scotland have recovered from the falls experienced in early 2020 and they are now 1% higher that they were at the end of 2019.
The latest Scottish Social Housing Tender Price Index indicates that prices fell in the first half of 2020 but recovered in second half. The index for 1Q21 shows a 2% increase on the previous quarter and a similar rise on 1Q20.
The SSHTPI has tended to reflect the trend in demand from the Scottish housing sector. New work housing construction output in Scotland in the second half on 2019 was at a historically high level, it fell dramatically during the first lockdown (output in 2Q20 was less than half the output in 4Q19), it recovered strongly in the second half of 2020 but fell 9% in 1Q21 (see graph).
